With over 35 years in the building industry our experienced team of skilled craftsmen and tradesmen can recommend suitable materials and techniques to ensure you get exactly what you want. As well as specialising in sustainable projects we are highly experienced in conventional building techniques if that is what you prefer.

Organising a building project for the first time can be a daunting prospect – but don’t worry, one call to us is all you need. We can recommend the right people to help you complete planning permission, building regulations, technical drawings and structural surveys.
Even if you only have the most basic of information when you first contact us, we will ask the right questions before giving you all the advice and contacts you need. We provide a written breakdown of all stages of your building project from ground preparation through to final finishes, including details of the electrical, plumbing, carpentry, bricklaying, stonemasonry, roofing, interior decorating and exterior landscaping work that’s involved – and at this stage there’s no obligation so feel free to discuss any changes.
When you are happy you simply confirm the estimateand we’ll do the rest. All you need to do is speak to us and we will be happy to talk you through the process.
How much will my project cost?
This all depends on what’s involved. Prior to submitting our estimate we undertake a site survey to ensure you get the most accurate estimate possible. If cost is a key consideration for you we are happy to liaise with architects and structural engineers on your behalf to ensure the most cost effective technique is being employed.
As a guide in the past we have delivered jobs ranging from straight forward interior decorating for small dwellings right the way through to large jobs at castles, manor houses and churches (we’ve even built a full-size reproduction of a large Roman townhouse).

Are sustainable building options more expensive than conventional ones?
Again this depends on the exact details. Many clients come to us with ideas of a conventional project but after discussing the various options, they include many elements of sustainability. In the past, more sustainable solutions carried a premium but due to their increasing popularity this is less so now.
As well as the financial cost it is also necessary to considering:
- the impact on health – many conventional materials are toxic or carcinogenic which may account for the increased levels of allergies and sensitivities which we tend to suffer from today;
- the environmental impact – modern production processes are often highly polluting and whilst suppliers of conventional materials are much more environmentally aware these days the alternative sustainable solutions have a far less detrimental impact on the environment.
- Whether such such harsh conventional materials are really needed – concrete is a prime example of a modern material that is grossly overused in modern building techniques. Whilst its incredible strength is very useful in some applications and no doubt has a part to play in most projects, in others there are much more sympathetic alternatives (with a much lower carbon footprint).
In fact the use of some conventional materials in certain applications may cause more harm than good (a good example is the development of toxic mould when using concrete rendering due to the lack of permeability). The dependence of modern conventional builders on materials like this means that the knowledge and use of alternative materials has dwindled, however at Hartley and Son Ltd we are highly experienced in the use of both conventional and sustainable materials to ensure you get the most suitable solutions for your project.

Can I see some of your previous work?
Absolutely, you can here – in order to choose the right construction company we highly recommend that you ask to inspect our previous work (and that of any other builders you are considering) before making a decision. And because all of the jobs we complete are carried out to the highest standard we are more than happy to arrange for you to do this. With over 35 years of building work to choose from we have an extensive portfolio of past projects for you to see.
We would like to include renewable energy – can you help?
Certainly – in addition to conventional building projects we can also install specific sustainable technology to help you minimize your carbon footprint. From solar panels and wind turbines through to ground and air source heat pumps.
On many of our projects we have recommended the use of certain sustainable technology to clients which they have decided to go for.
Do I need to prepare anything before you begin?
Prior to any building work taking place it’s important that any planning permission has been granted (where necessary) and that the method of construction complies with the current building regulations. We usually liaise with your local planning department and building inspectors on your behalf to ensure everything runs smoothly and we can even arrange for plans to be drawn up or structural surveys to take place where necessary.
We also provide all the equipment, professionally trained tradesmen and specialist clothing and safety equipment as necessary to make your project as simple as possible.
I have an idea for a project but I’m not 100% sure what I want?

Confirmation of Works
We would like an estimate from you – what do we do?
Simply contact us to arrange a survey of the proposed site and we will arrange for a detailed estimate to be with you within 5 working days (Please note for very large or extensive projects this time period may be extended, exact time period subject to availability of prices from suppliers).
We want to proceed with your estimate what do we do?
Once we have discussed your requirements and you are happy with our estimate, bookings are made by signing and returning our Confirmation Form – when we receive this your project will be scheduled in and we will give you a start date.
How do we pay for our project?
Our preferred method of payment is by bank transfer (BACS) directly into our bank account however we also accept payment by cheque. Payment by cash may be acceptable for small jobs subject to prior arrangement.
We will invoice you for a deposit once we have a signed Confirmation Form. As the work progresses we will invoice you for works carried on a regular basis.
What if we have to postpone or cancel our project?
In the unfortunate event that you have to cancel once you have signed and returned your Confirmation Form we reserve the right to charge a cancellation fee. The amount of the cancellation fee is detailed in our terms and conditions on our Confirmation Form and depends on how much notice we receive.
We appreciate that in certain circumstances it may be necessary for you to cancel, and our cancellation charges are only intended to reflect any charges incurred by us on your behalf when arranging your project.
Health & Safety
What about insurance?
As a professional company we take our responsibilities seriously which is why we carry full public liability insurance. Certificate available upon request.
How will you ensure the safety of my project?
Any building project carries inherent risks which have to be carefully managed to ensure the safety of all those involved. At Hartley and Son Ltd we undertake a full risk assessment process and site survey before we start any work. This identifies any specific risks and the necessary precautions that need to be taken to mitigate them.
All workers and sub-contractors receive a full briefing about the risks involved and a strict code of conduct is enforced for the duration of the works.
Can you provide a risk assessment for my project?
Risk assessments are prepared prior to any work starting and your project manager will be more than happy to go through them with you at any stage.
Will a First Aider be present?
A qualified First Aider is always present on every project – valid certificates can be supplied if requested.
